The National Home Builders Registration Council ( NHBRC ) requires that all new houses must be inspected during the building process to ensure that they comply with the relevant Act.

NHBRC Registration is thus required by The Housing Consumers Protection Measures Act, 1998 ( Act No 95 of 1998 ), which makes provision for the protection of housing consumers.

This act provides for the establishment of the National Home Builders Registration Council (NHBRC ) which needs to apply the “Act” through required regulations and procedures as stated in the Government Gazette 1 December 1999 and The Home Building Manual (2015) February 1999.

The NHBRC needs to warrant any residential dwelling against poor workmanship resulting into structural defects and thus safety issues.

Frequently Asked Questions

NHBRC registration is a mandatory requirement for all home builders in South Africa, ensuring that they adhere to building standards to protect homeowners. Registration with the NHBRC safeguards the interests of both the builder and the homeowner by enforcing quality standards and providing warranty protection.

All home builders, contractors, and developers building residential properties in South Africa must register with the NHBRC. This includes those involved in new constructions, alterations, or repairs to existing homes. Unregistered builders are prohibited from legally undertaking residential building projects.

NHBRC registration provides several benefits, including legal compliance, access to the NHBRC’s warranty fund, which covers structural defects for five years, and enhanced credibility. Registered builders also gain access to NHBRC training and support to improve construction quality.

The NHBRC registration process can take 2-4 weeks, depending on the accuracy and completion of the application. Builders must submit the required documents, pay the registration fee, and pass a background check. After approval, the NHBRC will issue a registration certificate, allowing the builder to operate legally.

Yes, homeowners can verify a builder’s NHBRC registration status by visiting the NHBRC website or contacting the council directly. Ensuring that a builder is registered helps protect homeowners from substandard work and guarantees that they are covered by the NHBRC warranty for structural defects.
