Every New Property (small or big) that are developed in SA are required to be ‘enrolled’ with the NHBRC 15 working days PRIOR to the start of construction.

This is a requirement according to The Housing Consumers Protection Measures Act of South Africa.

Once registered, the NHBRC Enrollment Department will do various inspections to ensure the building is up to code and stays up to code for the first 5 years after the building process has been completed.

This enrollment offers a warranty to the Builder and Property Owner that the Property is up to standard.

It works very similar to a 3rd Party Car Insurance or Registration at the Workmans Compensation. To start with this process, apply on this page below or call us.

Frequently Asked Questions

NHBRC enrolment is the process by which a builder registers each individual home project with the NHBRC before construction begins. This enrolment ensures that each new build is covered by the NHBRC’s warranty fund, which protects homeowners against structural defects for up to five years. Enrolment is mandatory for all new residential projects to ensure compliance with national building standards.

Builders are required to enrol each new home with the NHBRC at least 15 days before construction begins. Failing to do so can result in penalties, and the project may be halted until the enrolment is completed, ensuring that it complies with South Africa’s regulatory standards for residential construction.

Builders need to submit several documents to enrol a home with the NHBRC, including proof of NHBRC registration, architectural plans, engineering certifications, and a site plan. Additionally, they may need to provide compliance certificates for any additional structures on the property, ensuring that the build meets all NHBRC standards.

The cost of NHBRC enrolment varies based on the estimated value of the home being built. Enrolment fees are calculated as a percentage of the home’s selling price or building cost, which the builder must pay to activate NHBRC warranty coverage for the project.

If a builder fails to enrol a new home, the project will not be covered by the NHBRC warranty, leaving both the builder and homeowner unprotected against structural defects. Additionally, the builder may face legal penalties, fines, and restrictions on future construction projects, as non-enrolment violates South African building regulations.
